Residential sales
Private treaty and auction campaigns across Port Melbourne, Bayside and the inner suburbs, run by the Head of Sales rather than passed down.
Port Melbourne · Independent since 2015
Home AU is a family-run agency on Bay Street. James handles the sales, Angie runs property management, and the same pair you meet at the appraisal are the ones who see it through.
What we do
Residential and commercial, sale and lease — plus the day-to-day management that keeps an investment quiet.
Private treaty and auction campaigns across Port Melbourne, Bayside and the inner suburbs, run by the Head of Sales rather than passed down.
Full management of rental portfolios from Melbourne through to the Mornington Peninsula, run to the letter of the Residential Tenancies Act.
Listing, inspections, tenant screening and paperwork — the part owners most often describe as having been faster than they expected.
Shopfronts, offices and mixed-use holdings across the same inner-city corridor the residential team works every week.
Finding and vetting tenants for commercial space, then managing the lease so the rent roll runs itself.
A sale appraisal from James or a rental appraisal from Angie — no obligation, and a straight number rather than a flattering one.
Built on trust
James and Angie Vakrinos founded Home AU in 2015 after careers inside some of Melbourne's best known agencies. They stayed independent on purpose: no franchise script, no rotating account manager, no handover after the listing is signed.
Angie was born and raised in Port Melbourne and still walks the dog along the beach and shops the South Melbourne Market. That is not a marketing line — it is why she can price a two-bedroom on Rouse Street from memory.
Where we work — Port Melbourne, Albert Park, Bayside, Melbourne's inner suburbs, the Mornington Peninsula and Rye.
Selling
The part sellers keep mentioning is how little they had to do. A view on what to change, what to leave, where the advertising spend actually earns its keep — then the campaign is run and the owner is kept in the loop rather than in the dark.
No big promises. That phrasing comes up more than once in the reviews, and it is the intended effect.
Our people
Between them, close to sixty years in Melbourne real estate — and a deliberate decision to keep the business small enough that they can both still answer the phone.
Twenty-eight years helping clients buy and sell, with a background in project marketing and roles inside several of Melbourne's most respected agencies. Known for on- and off-market results in Bayside, and for a database deep enough that the right buyer is often already on it.
Thirty years managing property from Melbourne through to the Mornington Peninsula, and a property investor herself. Fully conversant with the Residential Tenancies Act and across every change to it. Born and raised in Port Melbourne, with a client list that is mostly repeat and referred.
Why owners stay
Drawn from the themes that recur across the agency's public reviews, in our own words.
Communication being clear and open, start to finish, is the single most repeated observation — from both landlords and vendors.
Owners describe properties going under lease quickly after listing, with the process handled efficiently rather than dragged out.
Pragmatic, sensible advice and no oversized promises — the result is presented as the product of the work, not the pitch.
Styling, advertising and the campaign taken off the owner's plate, which is exactly how repeat clients describe their second and third sale.

Two separate appraisals, two different people. James takes the sale side; Angie takes the rental side. Both are free, and neither commits you to anything.
